I expected a wave of criticism from every single person I ever met to pour into my inbox.

But much to my surprise, that didn't happen.

5. Optimize for progress, not perfection

I thought before I started writing, I needed to have:

• The perfectly designed blog
• The perfectly optimized note-taking system
• The perfectly planned content calendar

The majority of my wealth was earned by flipping real estate.

It's not hard. I bought my first house with 1% down, rented out every room, & lived in the garage.

Buy old houses & renovate them:

The 2nd house I got for a steal. This first floor was a giant empty garage. I saw the potential in it

I turned the garage into a 1 bed, 1 bath space which rents for 1k a month

The renovation allowed me to refi my place for a lower mortgage

If a property is sitting on the market, there is usually an underlying problem

My mentor is the master at fixing problematic properties and turning them into cash $

He bought a lot that "used to be" on an old garbage dump.
